At Gate City Survey, we often hear from homeowners who are unsure about where their property begins and ends. Maybe you're planning to build a fence, settle a boundary dispute, sell your home, or you're just curious where you're property lines are. Whatever the reason, a Land Survey is the best way to get clear, legal, and accurate information about your property.
Here’s a step-by-step guide to help you understand the process — and how to get your land surveyed smoothly.
Step 1: Know Why You Need the Survey
The first step is to identify why you need a survey. Some common reasons include:
Building a fence, shed, or addition
Resolving a boundary dispute with a neighbor
Preparing to buy or sell property
Updating or confirming old records
Complying with local permitting requirements
Knowing your purpose helps determine the type of survey you need — such as a boundary survey, topographic survey, or an ALTA/NSPS survey for real estate transactions.

Step 2: Gather What You Have
Before contacting a surveyor, collect any documents related to your property, such as:
The deed or property title
Previous survey plats (if available)
A site plan or plot plan from past work
Any relevant correspondence with neighbors or the city
Don’t worry if you don’t have everything — we can usually help fill in the blanks. But the more information you provide, the smoother the process.
Step 3: Contact a Licensed Land Surveyor
Now it’s time to call a professional. Look for a licensed land surveyor who is familiar with your area. At Gate City Survey, we’re based right here in the Nashua, NH and service up through Manchester, Pelham, Hudson, Londonderry, Hooksett, and Litchfield.
When you reach out, be ready to share:
Your address and phone number
The reason for the survey
Any additional information
We’ll give you an estimate based on the size, complexity, and type of survey required.
Step 4: Let the Surveyor Do the Work
Once hired, your surveyor will:
Research your property records and nearby parcels
Visit your property to collect precise data/measurements
Use GPS, total stations, and other tools to mark key points
Create a certified plot plan or plat showing boundaries, features, and any encroachments
If requested, we will also place physical markers (like stakes or flags) on your land to clearly show corners and lines.
Step 5: Review the Results
When the survey is complete, you’ll receive a signed and stamped survey drawing. This is a legal document you can use for:
Permits and inspections
Talking with contractors
Resolving boundary questions
Real estate transactions
We’ll walk you through the results and answer any questions, so you know exactly what the lines mean.
